Renting to voucher holders

Owners who rent to Housing Choice Voucher holders receive a monthly payment from the Housing Authority for the assisted portion of the rent.

Getting started

  1. Screen the applicant. You select your tenant using your normal criteria.
  2. Submit the Request for Tenancy Approval provided by the voucher holder.
  3. Pass inspection. The unit must meet HUD health and safety standards.
  4. Sign the HAP contract. Payments begin once the contract and lease are in place.

Inspections

Units are inspected before move-in and periodically after. Notices are sent through the Landlord Portal and by mail. To reschedule, call (908) 298-3820.

Common questions

Who decides whether to rent to a voucher holder?

You do. Owners screen and select their own tenants. In New Jersey, landlords may not refuse to rent to someone because they use a housing voucher.

How is the rent set?

The rent must be reasonable compared with similar unassisted units in the area. The Housing Authority reviews the requested rent before approving the tenancy.

What happens if a unit fails inspection?

You receive a list of items to correct and a deadline. Payments may be held until the unit passes.
